In Scotland, the Investigation and Commencement of Repair (Scotland) Regulations 2026, Scotland's own version of Awaab's Law, take effect on 6 October 2026 for private and social landlords. Once told of damp or mould, a landlord must have a competent person investigate within 10 working days, give the tenant a written summary within 3 working days and start any required work within 5. The repairing standard also gains a requirement that the house is substantially free from damp and mould.
In Wales, a Welsh Housing Quality Standard rule in force since 1 April 2026 requires social landlords to investigate significant-risk hazards within 10 working days and remedy them within a further 5, or within 24 hours each where imminent harm is assessed. In Northern Ireland, the Housing Fitness Standard requires a home to be free from dampness prejudicial to the health of the occupants.
