DampApp Pro is purpose-built for damp and timber specialists conducting detailed moisture assessments, including rising damp, penetrating damp, condensation and mould. PropertySurvey Pro is a broader structural condition tool for RICS professionals conducting multi-defect building surveys, snagging reports, and property condition assessments. Many firms use both: DampApp Pro for specialist moisture instructions and PropertySurvey Pro for general condition surveys.

Awaab's Law (Social Housing (Regulation) Act 2023, s.10A of the Landlord and Tenant Act 1985, in force 27 October 2025) imposes strict timescales on social landlords to investigate and remediate damp and mould hazards. DampApp Pro provides time-stamped survey records, photo evidence, HHSRS hazard flags and AI-assisted report wording that cites Awaab's Law obligations where applicable — giving social landlords and their appointed surveyors an auditable record of compliance action.

The AI assistant is instructed to cite: BS 5250:2021 (condensation risk), BS 8215:2016 (damp-proof courses), BS 8102:2022 (below-ground water ingress), Approved Document F:2021 (ventilation), HHSRS (Housing Act 2004), Awaab's Law (Social Housing (Regulation) Act 2023), RICS Home Survey Standard 2023, and BRE Digest 245 (differential diagnosis of damp types). For New Zealand surveys, the Healthy Homes Standards (Residential Tenancies Act 1986 as amended) are also referenced.

No. PropertySurvey Pro records EPC band observations and includes them in condition reports, but it does not produce legally valid EPC certificates. In the UK, valid EPCs must be produced by an accredited domestic energy assessor using approved SAP software and lodged on the national EPC register (epcregister.com).

Yes. Both DampApp Pro and PropertySurvey Pro work fully offline. Survey data, photos and observations are stored on-device and sync to the cloud when a connection is available. The AI assistant requires an internet connection (it calls your chosen provider, Google Gemini or OpenAI), but all survey recording, voice dictation, PDF export and photo logging work without signal.

Both apps include an AI assistant that runs on your choice of Google Gemini or OpenAI. You supply your own API key — Gemini offers a generous free tier that suits most users — and it is stored encrypted on-device. The assistant takes your field observations and (optionally) photos and generates structured, standards-referenced draft report prose — citing BS 5250:2021, BS 8102:2022, Approved Document F:2021, HHSRS and other relevant standards where applicable. You review and approve every sentence before it enters the final report.

Survey data is stored in Firebase (Google Cloud) using Firestore and Cloud Storage, encrypted at rest, and accessible only to authenticated users. When you use the AI assistant, observation text and optionally compressed photos are transmitted to your chosen provider (Google Gemini or OpenAI) using your own API key — ProSurvey Apps does not receive or log this data on its own servers for AI purposes.

Yes. Both apps generate PDF reports directly on-device, including all observations, photos, moisture readings and AI-polished text. PDFs can be emailed or shared directly from the app — no desktop software required.

Yes. Both apps include hands-free voice dictation — tap the microphone on an observation field and your speech is transcribed live and appended to your notes, so you can keep your eyes on the property. It uses your device's on-device speech recognition; the audio is used only for live transcription and is not stored or shared.

Pro subscribers can opt in (it is off by default) to contribute fully anonymised, PII-free finding data — defect type, severity, region and detected indicators only; never names, addresses, clients or survey content. Once each regional cohort is large enough to stay anonymous, aggregated trends are published openly at prosurvey.app/tools.

Yes. All regulatory compliance updates, new survey modules, and AI improvements are rolled out to active subscribers at no additional cost.
