How to choose between the apps
Choose by the kind of surveyor you are and what the report is mainly about, not by a single feature. These rules settle almost every case:
- Damp, timber, mould, condensation or ventilation is the subject of the report: use DampApp Pro. It is the specialist tool, with readings, psychrometrics and damp-specific report sections.
- The report covers the whole property or a trade job: use PropertySurvey Pro. That includes condition reports, building surveys, dilapidations, snagging, inventories, HHSRS, fire risk, retrofit and quoting surveys.
- You are a housing association, council or their contractor managing cases across many homes: use HousingSurvey Pro. It adds an office portal, statutory clocks, works orders and integrations that a single surveyor does not need.
- You are an independent surveyor doing a one-off Awaab's Law inspection for a landlord: use DampApp Pro. HousingSurvey Pro is for the landlord's own system across its stock.
- You do both damp and general surveys: install both DampApp Pro and PropertySurvey Pro. Each is free to use, and you only pay for Pro on the one you use most.

A housing association, council or their contractor running cases across many homes uses HousingSurvey Pro, which adds an office portal, statutory clocks on every case, works orders, tamper-evident records and links to the housing management system.
Are the survey apps free?
DampApp Pro and PropertySurvey Pro are free to download and use. The free tier runs real offline surveys, exports watermarked PDF reports, includes 3 free uses a month of each AI tool and stores up to 25 surveys on the device. Do the three apps share one subscription?
No. DampApp Pro, PropertySurvey Pro and HousingSurvey Pro are separate apps with separate subscriptions. They are all made by ProSurvey Apps Limited, and you can install more than one, but a Pro subscription to one app does not unlock another.
Can I survey without mobile signal?
Yes. All three apps capture offline. DampApp Pro and PropertySurvey Pro also build the PDF report on the device, so you can finish and send the report on site. HousingSurvey Pro saves records on the device and syncs them to the organisation's portal when a connection returns.
Is PropertySurvey Pro endorsed by RICS?
No. PropertySurvey Pro's condition reports follow the structure of the RICS Home Survey Standard, but RICS does not endorse or accredit the app. No professional body or government department endorses any of the three apps.
Does the AI write the survey for me?
No. AI Polish turns your shorthand notes into draft wording and Talk through a room turns a spoken walk-through into entries. You check and edit every draft before it goes in the report. The AI never diagnoses a defect, determines a hazard or completes a survey; those judgements stay with the surveyor.
