Executive Summary
The primary working conclusion is localised rainwater penetration. Internal staining, failed paint and the highest comparative moisture readings align with external staining below a cracked hopper and a downpipe joint that leaked during rainfall. Minor mould at the cooler cellar-wall junction is considered secondary to the persistently damp surface.
Elevated pin readings and localised softening were recorded at accessible joist ends beside the affected wall. The concealed extent cannot be established without targeted opening-up. The kitchen extract fan operated; the bathroom fan did not operate when tested.
No distinct low-level moisture profile, generalised raised ground level or accessible plumbing leak was identified. Repair the rainwater defect, restore bathroom extraction, inspect the joist bearings and allow drying before deciding whether plaster replacement or any damp-proofing treatment is justified.

Scope and Definitions
Accessible internal and external areas were inspected visually and with non-destructive moisture, temperature and relative-humidity measurements. Furniture, fixed finishes and stored contents were not removed. The cellar ceiling limited direct inspection of some joist bearings.

Description of Property
Two-storey mid-terraced dwelling with cellar, solid brick external walls, suspended timber ground floor, pitched slate roof and a later rear addition. The front elevation faces north-west. Occupancy was normal for the property size at the inspection.
External Observations
- Local staining and algae below a cracked front rainwater hopper.
- The adjacent downpipe joint leaked during rainfall and discharged partly over paving beside the cellar wall.
- Pointing was locally weathered but generally intact away from the rainwater defect.
- No generalised high external ground level was recorded at the inspected front elevation.
Adequacy of Ventilation
The kitchen intermittent extract fan operated. The bathroom intermittent fan did not operate when tested. Background ventilators were present and unobstructed in the inspected rooms.
Inspection Restrictions
Stored contents restricted parts of the cellar perimeter. Floor finishes and the cellar ceiling prevented full inspection of concealed joist bearings. No destructive opening-up, drainage test or laboratory salt analysis was included.

Structural Timber
Accessible front ground-floor joist ends beside the affected wall returned elevated pin readings, with local surface softening to one bearing. No fungal species identification was attempted. Targeted opening-up and assessment by a competent timber or structural specialist is required before repair or treatment is specified.
Damp and Mould
The moisture pattern was focal rather than a continuous low-level band. Surface mould was confined to the cooler cellar-wall junction. No active plumbing leak was visible in the inspected area. The observed rainwater defect and matching internal distribution provide the strongest current explanation.
Atmospheric Conditions
Spot readings describe conditions at the inspection only. They may change with weather, heating, occupancy and ventilation. The internal vapour pressure was modestly above the external reference, but room-wide humidity was not sufficient by itself to explain the focal masonry wetting.

A steady-state screening calculation was completed for the front solid-brick wall using the recorded construction and selected climate assumptions.
This screening does not model rain penetration, liquid transport, air leakage or hygroscopic buffering. It does not override the separately observed rainwater defect.

- Local rainwater penetration with secondary surface mould is the best-supported explanation.
- Recommendation
- Repair rainwater goods, open and assess joist ends, clean mould using an appropriate controlled method, dry the wall and repeat the moisture profile before replacing finishes.
Front ground-floor room

- No visible staining or active mould was recorded to room finishes. The external wall surface was cooler than room air.

- No active room-surface damp was identified; the cooler surface warrants monitoring.
