The Housing (Standards for Rented Houses) Regulations 2019 set minimum standards for rented dwellings, covering matters including ventilation, heating and freedom from damp, and local authorities run their own inspection programmes against them.

For a purchaser buying to let, the practical question is which observed items a local authority inspection would raise. Tenancies are registered with the Residential Tenancies Board, which also determines disputes, so the standards and the dispute route are worth naming together.
