Australian entry and exit condition reports are prescribed by state and territory tenancy law, with set timeframes for issuing the entry report and for the tenant to respond.

Producing the entry report inside the statutory window

The entry report must reach the tenant within a defined period and in the required structure, which is difficult when the record leaves the property as loose photographs on a phone. Completing and issuing it on the device closes that gap.

Exit inspections are read against the entry report by the relevant state tribunal. Where the entry report is thin the tribunal has little to work from, so element-level photographs at entry, including of pre-existing wear the agent is not claiming for, are what make a later claim credible.

Bond handling, the grounds for a claim and the tribunal that decides it are all state and territory matters. Recording the governing jurisdiction on the tenancy is what lets one workflow serve a portfolio spread across borders.

Victoria’s rental minimum standards under the Residential Tenancies Regulations 2021 are among the most prescriptive in the country, while other jurisdictions frame obligations more generally. A periodic visit in Victoria therefore captures more prescribed items than the same visit elsewhere.

Climate, ventilation and mould in a rental record

Climate zones 1 through 8 mean one portfolio can hold tropical, temperate and arid properties. Condensation and mould behave differently across them, and AS 1668.2 for mechanical ventilation and AS/NZS 4849.1 for indoor air sampling are the usual references when adequacy is questioned.

For an agent the useful record is whether extract ventilation exists and works, and whether moisture was observed and when. That is a sequence of dated observations rather than a single annual verdict.
