Survey & Compliance Apps for Landlords in the UK
UK landlords face a step-change in their obligations. The Renters' Rights Act 2025 received Royal Assent on 27 October 2025, with its main provisions taking effect from 1 May 2026 — extending Awaab's Law and a Decent Homes Standard to the private rented sector. Documenting the condition of your properties, with dated evidence, is now central to letting in the UK.
What the new rules mean
The Act abolishes Section 21 "no-fault" evictions and fixed-term assured shorthold tenancies (tenancies become periodic), introduces a Decent Homes Standard for private rentals, and extends Awaab's Law — which sets enforceable timeframes to investigate and fix serious hazards, including damp and mould — to private landlords. Awaab's Law first applied to social housing from 27 October 2025. A private rented sector database and a landlord Ombudsman are expected to follow.
A cool, wet climate, older solid-wall housing and intermittent heating make rain penetration, condensation and ventilation defects recurring inspection themes. Use GBP for costs, and record the property's Energy Performance Certificate where it is relevant to the inspection.
How our apps help UK landlords
ProSurvey Apps builds two native, offline-first tools that capture the dated evidence these duties require. Both record EXIF-verified capture timestamps on every photo and generate professional PDF reports on the device, with no signal needed.
1. DampApp Pro — damp & mould evidence
For Awaab's Law work: on-device dew-point and psychrometric analysis to distinguish condensation from penetrating or rising damp, plus an Awaab's-Law triage checklist and EXIF-verified photo evidence.
2. PropertySurvey Pro — Decent Homes condition
For whole-property condition: HHSRS-style hazard notes, room-by-room condition ratings, and an EPC lookup that pulls the registered energy rating into the report to document the property against the Decent Homes Standard.
3. Offline reliability and cloud sync
Both apps run fully offline for fieldwork and reporting, then sync your data across devices when you are back online. A deeply configurable template builder and AI report wording help speed up the write-up.
4. A defensible audit trail
Dated records of when a hazard was reported, inspected and remedied — ready to share with tenants or the landlord Ombudsman if a case is ever escalated.
